What is a Certificate of Occupancy?


A Certificate of Occupancy is granted by the Building Department of the city or town where the property is situated. It confirms that the building was constructed according to the architectural plans submitted to the Building Department and demonstrates that inspections were conducted by the Building Department to ensure compliance with the plans. The issuance of the Certificate of Occupancy (often referred to as the “C.O.”) verifies that the structure complies with the building code and zoning regulations.

A Certificate of Occupancy is issued by the Building Department of the municipality where the real property is located. It acknowledges that the structure was built in accordance with architectural plans filed with the Building Department and evidences that inspections were made by the Building Department to ensure that the structure was built in compliance with the plans.
